How Funds Will Be Used
Our $690 million fundraising goal for Velmorya is both visionary and precise. Every dollar is allocated with purpose—building generational wealth, self-sufficiency, and collective power. Below is a transparent breakdown of how funds will be used at each phase, plus how many $100 donations are needed.
Note: Each phase includes a modest contingency & compliance buffer (within the listed amount) for audits, insurance, permitting variances, and price volatility.

Phase 1: Campaign Operations & Pre-Planning Staff — $10M
People & Operations

Hire core team for pre-planning: Cabinet Secretaries (initial appointments), Program Management Office (PMO) lead, planning coordinator, grants/compliance manager, finance controller, legal liaison, community engagement lead, communications manager, and administrative assistants/secretaries.

How the Mortgage Fund Works
​The New Legacy–Community Mortgage Collective (NL-CMC) is our in-house mortgage pool. Your support capitalizes resident mortgages, down-payment assistance, and rate relief. As residents repay, funds recycle to finance the next family—multiplying the impact of every dollar. (Per program rules, mortgage-fund contributors may be eligible for dividends; donations do not grant equity or ownership in Velmorya.)
